Sheila Johnson Reveals Her $12M Learning Lesson In The Hospitality Industry

Sheila Johnson, the trailblazing co-founder of Black Entertainment Television and the first Black woman billionaire, has made significant strides in the hospitality industry despite encountering major financial setbacks. Her portfolio extends beyond media to ownership stakes in Washington, DC sports teams including the WNBA’s Mystics, NBA’s Wizards, and NHL’s Capitals, as well as ventures in luxury hotels. Johnson’s hospitality journey began with her purchase of land in Middleburg, Virginia, a decision driven by her intent to create spaces for sports teams and cultural events like film festivals, even though she initially lacked expertise in hospitality management.

Facing resistance from local town councils and entrenched interests, Johnson persevered to secure the necessary permits after a decade-long struggle, narrowly winning approval by one vote. However, her biggest challenge emerged through a costly vendor misstep when she hired a contractor development company recommended as top-tier but ultimately incompatible with her vision. This misalignment led to multimillion-dollar losses and near legal confrontations. Johnson candidly describes this experience as a $12 million learning lesson, underscoring the imperative of carefully vetting and partnering with teams that share the business’s core values and goals.

After severing ties with the problematic contractors, Johnson rebuilt her leadership team and successfully launched the first Salamander Collection property, Salamander Resort & Spa Middleburg, in 2013. The collection has since expanded to eight properties across the U.S. and the Caribbean, reflecting the brand’s growing footprint. More recently, the Salamander Washington, DC hotel is in talks to be acquired by Marriott’s Autograph Collection. This transition comes through a partnership with private equity firm Henderson Park, which aims to leverage Marriott’s extensive loyalty program and city hotel expertise to further elevate the property’s profile, with Salamander Collection stepping back from management.

Johnson’s story emphasizes the steep financial and operational hurdles that can accompany entering unfamiliar industries, especially in complex fields like hospitality. Her experience highlights the necessity of strategic hires and careful vendor selection, reflecting that even seasoned entrepreneurs face costly setbacks. Yet, her ability to learn from mistakes and rebuild has positioned Salamander Collection as a respected luxury brand with promising growth, demonstrating resilience and the importance of surrounding oneself with capable and aligned partners in business.
